A residential development at 159-167 Darley Street West, Mona Vale, has been approved, with three six-storey apartment buildings, 82 apartments and affordable housing included in the plans.
Mona Vale Development Approved For Darley Street West
A residential project at 159-167 Darley Street West has been approved as a State Significant Development, with a cost of work listed at $94,694,933, excluding GST.
The application, SSD-91496958, was determined on 14 June 2026. The approved plans cover a residential development with in-fill affordable housing.
The project includes three six-storey apartment buildings, 82 apartments and a three-storey basement car park. Ten of the apartments will be affordable housing and will be managed by Link Wentworth, a community housing provider.

Submissions Raised Traffic, Flooding And Height Concerns
The Mona Vale development attracted 139 community submissions, with 135 opposing the proposal.
Concerns raised in submissions included traffic, flooding, overdevelopment, height, overshadowing, privacy and the character of the area. The street was also identified as a cul-de-sac.
NBC raised similar concerns during the assessment process. These included the bulk and scale of the buildings in the surrounding low-density area, overshadowing, flooding and how the affordable housing would be managed.
Because the proposal was assessed as a State Significant Development, NBC’s role was limited to raising concerns and did not include making the final decision.

Darley Street West Site Falls Within Height Controls
The site sits within 400 to 800 metres of Mona Vale town centre and falls within the Low to Mid Rise Housing Policy area.
Under the R3 zoning, the maximum building height would otherwise be 8.5 metres. Under the low to mid-rise controls, the maximum height increases to 17.5 metres.
The affordable housing component allows a further 30 per cent increase, taking the maximum height to 22.75 metres. The approved buildings fall within that limit.

Affordable Housing Included Among 82 Apartments
The approved Darley Street West project combines private residential apartments with an affordable housing component across the three buildings.
The ten affordable apartments will be managed by Link Wentworth as part of the in-fill affordable housing development.
The approval confirms the residential buildings and basement car park for the Mona Vale site, following the determination of the State Significant Development application.
