Pittwater RSL’s $7.5M Club Revamp Approved Despite Local Concerns

Pittwater RSL has been given the go-ahead, with some amendments, to proceed with the next stage in construction planning for a $7.5-million redevelopment in Mona Vale.



Local Pushback on Light and Landscape

The Northern Beaches Local Planning Panel approved DA2025/0032 on 4 June, allowing major changes to Pittwater RSL’s building and the addition of large illuminated signage. Nearby residents raised concerns about the brightness, late-night lighting, and how the sign might affect homes and drivers.

One submission warned the glow would shine directly into windows, similar to issues caused by other venues. Others criticised the lack of footpaths on Foley Street, pointing to safety risks from growing traffic around the new roundabout. Questions were also raised about traffic data, with claims that market use and other activities in the car park were not properly factored in.

Council Planners Respond to Criticism

Council planners defended the project, saying it met all requirements despite public concerns. They told the panel that lighting, parking and footpath issues had already been addressed in the assessment.

To manage glare, they added conditions limiting brightness and requiring dimming at night. Even with approval for the sign to stay lit until 3 a.m., planners said its placement and nearby trees would help shield homes. The panel agreed, clearing the way for the development to move forward.

Roof Design Raises View Blockage Worries

The sawtooth-style roof sparked strong debate, with locals warning it would block valley views and open the door to more height breaches. They said the extra three metres was unnecessary and out of character for the area.

But the applicant defended the design, saying it improves airflow and energy use. Council sided with that argument, deciding the benefits outweighed the height non-compliance. The panel agreed, using planning rules that allow flexibility in special cases.

Project to Proceed With Conditions in Place

The Pittwater RSL redevelopment will go ahead with amended conditions. These include specific controls on how signage may be lit, including a ban on neon and flashing elements, and requirements to minimise glare through automatic dimming.



While the community reaction was mixed, the council’s formal position is that the works strike an appropriate balance between progress and local amenity. Construction timelines and further design documentation are expected to follow in due course as the club prepares to begin its upgrade.
