Public submissions are now open for a proposed $25.48 million apartment redevelopment in Mona Vale, with plans on exhibition to replace existing flats at 20 Darley Street.
Exhibition Period Now Underway
The development proposal is on public exhibition from 6 February 2026 to 6 March 2026, allowing the community to review and comment on the plans during the assessment process.
The application has been lodged as Development Application DA2026/0040 and is currently listed as under assessment.
What Is Proposed
The proposal seeks approval to demolish existing brick residential flats at 20 Darley Street, Mona Vale, which currently contain 18 one- and two-bedroom units, and replace them with a seven-storey residential flat building.
If approved, the redevelopment would increase the number of dwellings on the site from 18 to 24 apartments.

Apartment Mix and Building Features
Plans show the development would include 22 three-bedroom apartments and two four-bedroom apartments, supported by two basement levels of car parking.
Solar panels are proposed for installation on the roof. Apartment layouts feature open-plan living and kitchen areas opening onto terraces, with upper-level units positioned to capture ocean and district views.
The project has an estimated construction cost of $25,481,691. Architectural design services are being provided by Corben Architects.
Affordable Housing Allocation
Three of the proposed apartments are nominated as affordable housing dwellings, intended to be rented through a registered community housing provider.
Planning material accompanying the application states the larger apartment sizes are designed to cater for families and for residents seeking to downsize from detached homes.

Community Feedback
Online commentary following coverage of the proposal shows mixed reactions. Some responses question the use of the term “affordable housing” and raise concerns about building scale and basement construction conditions. Other comments express interest in the location and outlook offered by the site.
What Happens Next
Submissions can be made during the exhibition period until 6 March 2026. Following the close of submissions, the application will continue through the assessment process before a determination is made.
