Mona Vale House Price Record More Than Doubles in $29m Beachfront Sale

Mona Vale’s house price record has more than doubled after a beachfront property on Surfview Road sold for $29 million, eclipsing a $13.5 million benchmark set less than a year earlier.

The off-market transaction involved 27–29 Surfview Road, a four-bedroom home occupying 2,056 square metres of beachfront land. Settlement details reported in October 2026 identified poker player Tom Rafferty and his wife Milly as the buyers, with former Goodman and BlackRock executive James Quille and his wife Gillian selling the property.

Bruce Street’s Record Lasts Less Than A Year

Before the Surfview Road transaction, Mona Vale’s most expensive house sale was recorded at 1 Bruce Street, which changed hands for $13.5 million in October 2025. The previous record-holder is a five-bedroom residence overlooking Warriewood Beach on a 657-square-metre block. Its sale was handled by Joshua Perry of Belle Property Northern Beaches, who was also involved in the latest Surfview Road deal.

The two transactions have established new price benchmarks for the suburb within 12 months, with the latest sale exceeding the former record by $15.5 million. The figures sit well above typical property prices in Mona Vale. The suburb’s median house price was $2.55 million for the 12 months ending September 2026, placing the Surfview Road sale at more than 11 times that amount.

Award-Winning Beachfront Home Changes Hands Privately

Designed by architect Peter Burford, the Surfview Road residence has a distinctive architectural history. Its pavilion-style design and beachfront setting earned it Pittwater Council’s Urban Design Award in 2004.

The property was previously owned by former McDonald’s Australia chief executive Peter Ritchie and his wife Leigh, who sold it to the Quilles for $7.65 million in 2014. The latest transaction represents an increase of $21.35 million on that earlier sale price.

Despite its substantial value, the home never entered a conventional public sales campaign. Perry said the property was not actively being offered for sale when negotiations began. Rather than advertising widely, the owners preferred a discreet arrangement involving one prospective buyer, with the transaction negotiated directly between the parties.

Perry also noted that demand for distinctive luxury homes had remained strong despite weaker conditions across the broader Sydney property market. Buyers seeking rare properties were prepared to pay substantial premiums when suitable homes became available, he said.

The sale also coincides with a move to Mosman for the Quilles, who have reportedly purchased a Coronation Avenue mansion for approximately $30 million. Their new property has previously accommodated international performers Justin Bieber and Adele during separate Australian tours.
